Everything is factory-built in California to the highest energy efficiency and fire-resistance standards, then delivered and installed on your prepared site with minimal disruption.
Three bedrooms changes the calculus on rental income significantly. In Los Angeles County, a 3-bedroom unit of this quality commands $2,200 to $3,500 per month. In the Bay Area, comparable units rent for $2,800 to $4,500 per month. In Sacramento and the surrounding communities, expect $1,800 to $2,800 per month. At the lower end of those ranges, the AS1100 can generate $21,000 to $34,000 in annual rental income — a return that pays for the unit while building long-term equity in your property.

Construction and Materials
Every AmerADU unit is built with cold-formed steel (CFS) framing — not wood — which is fire-resistant, impervious to rot and pests, and infinitely recyclable. The exterior is clad in cement fiberboard siding, available in board and batten, vertical, horizontal, and stucco-effect finishes. Roofing is Class A metal, available in Polar White, Mocha Tan, and Ash Grey, providing superior fire resistance and a minimum 40-year lifespan. Egress windows in all bedrooms are code-compliant per California Residential Code, and all glazing meets safety tempered glass requirements.
Interior finishes are selected for durability and broad appeal. Pergo luxury flooring is dent-proof, waterproof, pet-proof, and carries a minimum 30-year warranty. Countertops are 1.5-inch laminate available in Peace Grey, Arctic Melange, Hidden Space, and Luminous White. The full-size kitchen includes refrigerator, range, and dishwasher. In-unit washer/dryer hookups are standard. Both bathrooms include tub/shower enclosures with code-compliant ceramic tile finishes to a minimum 72-inch height above the drain.
Sustainability and Energy Efficiency
The AS1100 is built to CALGreen (California Green Building Standards Code) and Title 24 compliance. Insulation is R-19 in floors, R-30 in roof assemblies, and R-13 in exterior stud walls. An independent certified HERS (Home Energy Rating System) inspector reviews every unit to verify energy performance before delivery. Cool metal roofing in white reduces HVAC load by 10 to 15 percent. HVAC and water heating systems are selected specifically for their efficiency ratings. When paired with a 2.3kW solar system (available as an add-on), the AS1100 qualifies for California's Net Zero Energy designation.
