1. What is a modular ADU and how is it different from traditional construction?
A modular ADU is factory-built offsite and delivered to your property ready to install. Unlike traditional construction which happens entirely on your lot over many months, our units are manufactured in a controlled environment, then set on a prepared foundation in a fraction of the time. The result is higher quality control, faster delivery, and far less disruption to your daily life.
2. How long does the entire process take from start to move-in?
From your initial consultation to move-in, the typical timeline is 3 to 6 months. Permitting is the longest variable — once permits are approved, installation can be completed in a matter of days. We manage every step to keep the process moving as efficiently as possible.
3. What size ADU can I build on my property?
California state law sets a maximum of 1,200 square feet for detached ADUs. However, your actual allowable size depends on your lot size, zoning designation, and local municipality rules. Junior ADUs (JADUs) are capped at 500 square feet and must be within the existing structure. AmerADU conducts a free zoning review to determine exactly what you can build on your specific property before you commit to anything.
4. Can I build an ADU if I have an existing garage or structure on my property?
Yes. California law allows garage conversions and existing structure conversions into ADUs with generally fewer restrictions than new detached units — including relaxed setback requirements. If you have an existing structure, it may actually speed up your permitting timeline. Contact us to assess whether a conversion or a new detached unit makes more sense for your property.
5. Do I need a permit to build an ADU and do you handle it?
Yes, all ADUs in California require building and zoning permits. AmerADU manages the entire permitting process on your behalf — from preparing documentation and site plans to coordinating with your local planning department. You don't have to navigate the bureaucracy alone.
6. Will an ADU fit on my property?
That depends on your lot size, zoning, and local setback requirements. California state law allows ADUs on most single-family and multifamily residential lots, with standard setbacks of 4 feet from side and rear property lines for detached units. 7. What financing options are available?
Several options are available including the CalHFA ADU Grant (up to $40,000 for predevelopment costs), FHA Title 1 Home Improvement Loans, home equity loans and HELOCs, and veteran financing programs. AmerADU can connect you with lenders experienced in ADU projects to help you find the right fit.
8. Can I rent out my ADU?
Yes. California law allows homeowners to rent ADUs for long-term housing in most jurisdictions. Rental income potential in our service markets ranges from $1,500 to $3,500 per month depending on location and unit size. Short-term rental rules vary by city — contact us and we can advise on your specific area.
9. What are the AS750 and AS540 models?
The AS750 is our flagship 2-bedroom unit at approximately 750 square feet, featuring an open-plan living, kitchen, and dining area, full-size appliances, metal roof, and in-unit washer/dryer. The AS540 is our 1-bedroom model with floor-to-ceiling sliding glass doors, an open living layout, and everything needed for comfortable independent living. Both units are California code-compliant and Net Zero-ready with a solar system add-on.
10. What finish options are available?
You can customize your exterior siding style (board & batten, vertical, horizontal, or stucco-effect), roof color (Polar White, Mocha Tan, or Ash Grey), and exterior trim color matched to your existing home using Sherwin Williams swatches. Interior options include four countertop colors in 1.5" laminate and three Pergo luxury flooring options — all durable, waterproof, and backed by a minimum 30-year warranty.
11. Is the ADU fire-resistant and built to California codes?
Yes. Our units are approved under the California Green Building Standards Code (CALGreen) and built with materials selected for durability and fire resistance including steel framing, high-performance insulation, and metal roofing. Each unit passes an independent HERS (Home Energy Rating System) inspection before delivery.
12. What areas do you serve?
AmerADU currently serves Los Angeles County, the San Francisco Bay Area, and Sacramento County. If you are unsure whether your property falls within our service area, contact us and we'll confirm.
13. Can my HOA block me from building an ADU?
No. Under California law, homeowners associations cannot prohibit or unreasonably restrict ADU construction. They may request that the exterior design is compatible with the existing neighborhood aesthetic — which our finish customization options are designed to accommodate.
14. Will an ADU increase my property value?
ADUs consistently add resale value in California's high-demand housing markets. Because the unit is a permanent improvement to the property, it qualifies as added square footage and livable space. The exact increase depends on your location and market conditions — consult a local real estate professional for a property-specific estimate.
